Looking into making some big upgrades to your house? Windows, siding, flooring, they can be large purchases with extensive labor. And if you are considering one of these upgrades, there is a lot to consider. As real estate investors, we replace a lot of windows. Especially when we buy a house in less than perfect condition. And let us start by saying that if you are replacing the windows in your house in order to sell it, you could skip the whole hassle and sell your house to us! But in the event that this isn’t the case, here are our thoughts on what you should know when you go to replace your windows!
Understand Energy Efficiency
This may be one of the most important things to understand when you’re looking at new windows as a way to save on your energy bill. Obviously, if you windows are old and drafty or broken, there are plenty of reasons why new windows will do you good. But just because a window is Energy Star certified does not mean that you are automatically going to get the most energy efficient windows for your house. There are a lot of factors that go into the rating of energy efficient windows such as Solar Heat Gain Coefficient – How the window blocks or keeps out heat. Visible Transmittance – How much natural sunlight is let in. Air Leakage – Represents how much air passes through. And last but not least – Condensation Resistance – Shows the window’s ability to resist condensation. All of these factors have a huge impact on how efficient your windows are. And to be Energy Star certified, they may only need one or two of these qualities. So make sure to ask your contractor as many questions as possible to make sure that you are getting the right windows for your needs.
Compare Frame Materials
Every window is made with a different kind of frame. Vinyl, aluminum, composite, fiberglass, and wood are all options. And just like energy efficiency, they all have their pros and cons. Vinyl is probably your cheapest option and while efficient, it is also the least durable and has a bulky frame. Aluminum, which is also inexpensive, is not energy efficient and rarely holds up to the test of time. Fiber glass is your next step up with a more expensive window, more energy efficiency, they don’t have a reputation for lasting very long. Composite windows are more expensive, but you pay for what you get because with high energy efficiency, excellent appearance, and great durability, they are a great option for the long haul. And last but not least, wood windows, while beautiful and full of character, require deep pockets and a great deal of maintenance.
These are just a couple of our tips on how to choose your windows, we suggest that you do a great deal of research, and that you find a company who will do right by you. Buying windows can be a huge undertaking, so being informed is always the best option in our opinion!
