How Long Does it Take to Sell a Home?

When it comes to selling a house, the most common question is, “How long will it take?”. The answer is always dependent on a number of factors, but there are so many methods these days that you can sell a house in 14 days or 14 months. It all depends on what your priorities are. Here at Magnolia Design Properties, we want to help you make the most informed decision, which is why we will always help you assess your options and make the choice that is best for you and your property. Here are some of the options that are available to you as a seller and what they entail.

Hiring a Real Estate Agent

The traditional method of selling a house is to employ a real estate company or realtor. Once you have made an agreement with your agent, you will be required to do any repairs and renovations that they deem necessary. You will also have to keep your home in tip-top shape so that should there be interest in your house, your agent can show your home at any time. Normally, they will attach a lockbox to your house, which allows them access without having to disturb you for entrance to your house. They will also host a couple of open houses, in order to gain some momentum for your listing. The bulk of traffic to your listing will usually happen within the first 60 to 90 days. And if you haven’t sold your house by this point, it is a good idea to sit down with your agent and discuss the options. Depending on the location, desirability, and price range of your home, this process can continue indefinitely.

FSBO (For Sale By Owner)

This is a good option if you have a lot of time and aren’t interested in paying someone else to sell your home. But the For Sale By Owner option is a labor intensive, challenging job that has plenty of pros and cons. It involves a lot more than throwing a sign up in your front yard and waiting for a buyer to come knocking. A huge bonus to the FSBO option is that you aren’t paying someone a commission to sell your house; and if you have time to spare, it can save you a bit of cash.  To begin with, you should educate yourself on the housing market in your area. You need to have a good idea of not only how many homes are for sale, but how many of those listings are similar to yours. You then have to adjust your expectations accordingly. Make sure to do the research. And while you’re at it, we would strongly suggest that you brush up on your negotiation skills. This is imperative to get the right price for your home and is a skill that you pay for when you hire a real estate agent. As far as a timeline for when your house will sell. It is almost impossible to say, as the data is up to independent individuals and is not entirely captured by the systems that real estate agents have at their disposal.

Sell to an Investor

When you sell to an investor, you are handing off all of the responsibilities so that you may be free of your home, with cash in hand. There is no clean out or repairs needed, nor do you have to keep your house spotless while you wait around to show your house. You aren’t stuck deciding which offers to accept or when to pull your house off the market. It is a simple, cash-based transaction with little to no stress. We take care of all the closing costs, inspection costs, and appraisals. And the best news is that we will work on your timeline, closing in as little as 14 days.
